The Deregulation Act created a whole load of crazy, unrelated hoops for the landlord to jump through before a valid notice could be served. It's as though black suits in oak-lined offices in parliament wanted to make it as difficult as possible so that just one little mishap was enough to have you start the process all over again.

 

My favourite is that no Section 21 can be served earlier than 4 months after the first agreement. Why is this nonsense?

 

The minimum length of a tenancy is six months. A notice served after four months would have to expire a few days into the periodic tenancy. Don't get caught out.

 

Does it matter? Not to you now because you know about it.
